Roof & dormer restoration

A sunken roof and two dropped dormers required restoration, together with chimney and leadwork repairs.

The issue
The roof had dropped, affecting the position of two dormers.
The work
The dormers were raised and realigned, roof repairs carried out, mortar renewed around the chimney and new leadwork installed.

Whitefriars Wharf

A programme of parapet gutter renewal, coping-stone leadwork and external remedial repairs for PJJS Management Services, supported by photographs and progress reports.

Problem, repairs and observed results
The problem
Investigations identified defective parapet gutter decks, deteriorated coping joints and waterproofing detached from upstands. Standing water in affected gutter areas contributed to the water-ingress problems.
Decks and drainage
Affected decks were renewed with marine-grade plywood. Falls were improved towards the parapet outlets so water could drain away from areas where it had previously pooled.
Waterproofing and leadwork
New membrane was installed to the prepared decks and upstands, with joint and outlet detailing. Leadwork beneath and around coping stones addressed the exposed parapet details and brick abutments.
Evidence and communication
Work-in-progress and completed-area photographs recorded deck preparation, waterproofing and leadwork. Progress reports kept the managing agent informed of completed areas, further findings and outstanding works.
Observed result
The Block 2 undercroft garages, where rainwater had previously pooled, were observed dry after two days of rain on 1 October 2026 following the coping-stone leadwork. This records the condition at that visit; it does not imply that every water-ingress issue across the development has been resolved.
Programme status
Individual completed areas are shown here. The wider programme remained ongoing at 4 October 2026. Internal water-damage reinstatement and other additional works are separate scopes, subject to their own quotations and approvals.

BATHROOM RENOVATION

Bathroom to shower room

A bathroom refurbishment brought together strip-out, plumbing, wall finishes, sanitaryware and flooring.

Project scope
The issue
The existing bathroom required refurbishment.
The work
The room was stripped back, then fitted with shower-room finishes, new sanitaryware, a vanity unit and renewed flooring.
The result
The finished shower room combines a glazed enclosure, wall panels, vanity and coordinated fittings.

EXTERNAL STAIRCASE & MASONRY REPAIRS

External staircase rebuilding

Rebuilding an external staircase and adjoining masonry, with photographs recording the dismantling, new blockwork and finished brickwork.

Problem, rebuilding stages and finished work
The starting point
The existing external staircase and surrounding masonry required rebuilding. The first photograph records the dismantling stage before reconstruction.
Dismantling and preparation
Existing sections were taken down to allow the staircase and adjoining walls to be rebuilt.
Blockwork and brickwork
The progress photograph shows new blockwork beside the staircase. The works continued through brickwork and stair-side wall construction.
The finished work
The final photograph shows the reinstated staircase and completed brickwork side wall, providing a visual record of the change from dismantling to completion.

Whitefriars Wharf: leak investigation & internal reinstatement

Two concealed leaks in a second-floor flat caused water ingress through the first-floor bathroom ceiling and boxing, with further damage to the ground-floor kitchen ceiling. We investigated both sources, completed the plumbing repairs and reinstated the affected interiors.

Investigation, repairs & finished result
The problem
Water escaping from a washing-machine inlet valve and a defective solvent-welded 110 mm soil-stack joint travelled through the property below, affecting ceilings, boxing, decorations and kitchen lighting.
Finding both sources
We opened the en-suite ceiling and boxing, removed kitchen base units and the washing machine, and broke out screed and concrete around the soil stack to expose concealed fittings at floor-slab level.
Plumbing repairs
The washing-machine connection was repaired and tested before the appliance was reconnected. We replaced the defective soil-stack section between the flats, fitted new connections and boss fittings for the waste outlets, and fire-stopped and made good the floor opening with concrete to the existing level.
Internal reinstatement
New 12 mm plasterboard closed the en-suite ceiling and boxing openings. We filled and smoothed joints and cracks, removed damaged paint, applied two coats of Zinsser stain block to affected areas, and redecorated the en-suite, upstairs bathroom, kitchen and adjoining living room ceilings and walls with two coats of Dulux Brilliant White Silk Emulsion. Four water-damaged kitchen downlights were replaced with fixed fire-rated LED CCT downlights.
The result
Both leak sources were repaired and the internal remedial works completed. The photographs show the original damage, investigation and soil-stack repair, followed by the reinstated kitchen, en-suite and bathroom.
