The inspection brief
Reported sticking windows, deteriorating timber, failed glazing and water ingress around dormer windows required a coordinated inspection across a residential building in Tunbridge Wells.
The survey
We inspected all nine flats on 27 October 2026, recording 52 window assemblies. Internal photographs and drone views supported schedules of condition and recommended next steps.
Findings and recommendations
Findings included operating problems with some sashes, local timber decay, individual failed sealed-glass units and a defective locking mechanism. The penthouse dormer windows required further investigation before a repair specification could be established.
The completed survey
The completed survey gave the managing agent a documented basis for planning further investigations and obtaining repair quotations. This case study records the inspection and reporting service; window repairs were not undertaken during the survey.
