Client: PJJS Management Services. Location: Whitefriars Wharf, Tonbridge. Progress recorded: 2 October 2026, covering 29 September–2 October.

The water-ingress problem

The external programme addressed defective parapet gutter decks, waterproofing and coping details. Debris, failed joints and areas of standing water required preparation and repairs before renewing the waterproofing.

Preparation, renewal and recorded results

The Week 6 report records cleaning, drying, cutting back failed joints, priming decks and upstands, and renewing membrane with sealed laps and outlet detailing. Above No. 28 in Block 2, the deck was renewed and falls adjusted towards the outlet to reduce ponding.

Separate internal and lift-shaft scopes

Internal water-damage reinstatement and lift-shaft reinstatement are separately quoted scopes awaiting quotation finalisation and approval. They are separate from the agreed external programme shown here.

What the observation tells us

The dry undercroft photographs were a positive observation after rainfall. They record conditions at that visit and do not establish that all water-ingress issues across the development have been resolved. Continued monitoring during future heavy rainfall was recommended.
