External pipe repairs: what should the completion record show?

A finished photograph shows how a repair looks. A useful completion record also explains what was replaced, what was tested and which work remains outside the completed scope.

Our external pipework repair at St Marks Avenue, completed on 9 October 2026, provides a practical example for homeowners and managing agents. We removed a damaged section, fitted its replacement and carried out a water test. The record kept that external repair separate from internal remedial work and repairs to the surrounding wall finish.

Record the condition before work

The existing painted metal pipe had substantial corrosion, peeling coatings and open splits. Damage was visible along the pipe and around the joint area. The adjoining wall finish also showed deterioration.

Before photographs give the completed-work record a clear starting point. On this job, the close views show the damaged pipe itself, rather than leaving the reader to judge the repair from a finished photograph alone.

Explain exactly what was replaced

The defective section was cut out and removed. The upper and lower pipework remained in place, and a new black replacement section was fitted between them. Flexible couplings at both ends were secured with stainless-steel clamping bands.

That description matters because it identifies a section replacement. It does not suggest that the whole external pipe run was renewed. The photograph taken during removal shows the gap between the retained sections; the completed view shows the replacement and its connections.

Corrosion and open splits in the existing painted external pipe
Before: corrosion and open splits in the existing pipe.
Gap between the retained upper and lower pipework after the damaged section was removed
During: the defective section removed, with the upper and lower pipework retained.

Completed: replacement section and couplings fitted between the retained pipework.

State the test and the observed result

A water test was carried out after the repair, and no leaks were observed during that test. This is the outcome recorded in our completion report.

For a property owner or managing agent, a clear test statement adds information that photographs cannot provide on their own. The finished view records the installation; the written result records what was observed when it was checked.

Keep outstanding repairs visible

The completion report covered the external pipework repair only. It did not record completion of internal remedial works or repairs to the surrounding wall finish.

This distinction helps when a job has several stages. An external repair can be complete while related making-good or internal work remains a separate scope. Each completion record should make clear which part of the work it covers, so owners, residents and managing agents can see what has been done and what still needs its own instruction.

What to look for in a completion record

This project illustrates four useful points to check when reviewing a repair:

Together, these details make the record more useful than a single after photograph. They also give the next stage of work a clearer starting point.
